St Francis Links Villas owners and guests will enjoy the following services included in their ownership:

Housekeeping, catering, laundry and personalised healthcare are also available on request.

Residing in the St Francis Links Villas ensures travel with ease, due to the David Stuurman Airport (formerly known as Port Elizabeth International Airport) located a mere 1 hours’ drive away. Fibre connectivity is readily available on the estate, allowing for ease of communication for work, home-schooling or simply downloading your favourite movies.

A Body Corporate will be established, which will be governed by a Board of Trustees

ERF424 is 1 property, with 1 voting right in the Club and HOA.  The Trustees managing the Body Corporate will convene and manage their own day to day operations, budgets and expenses of the Scheme, all under the provisions of their own set of rules, which encompasses all aspects of the greater Links estate rules including design guidelines.  One Trustee will be appointed to act and vote on behalf of the Body Corporate which is made up of the members (owners) of units within the Scheme.

As property owners on the Links, they pay levies and subscriptions to the Body Corporate which in turn is responsible to pay the HOA portion of such levies and subscriptions over to the HOA on a monthly basis.  Each owner will be a fractional member of the Club, whether he or she plays golf or not.  As property owners, they their spouse and children under 21 years of age will have access to the Leisure Centre, but not their unaccompanied guests.  The Body Corporate, who collects all levies from each unit owner, is also responsible for payment of the following to the HOA per month:

• Ordinary and fractional levies
• Principal and fractional subscriptions
• Bulk service supply of electricity, water and sewerage levy
• Consumption charges of above services
• Demand charges
• Access charges
• Bulk refuse collection levies
• Environmental levies
• Security services
• CSOSA levies

No – the existing Links governing documents made provision for Sectional Title Schemes.

Yes – but within the rules of the Body Corporate and only for a minimum of 2 nights for short stays. Long-term rentals are also permitted in extent of 28 days.

No, they will construct the development in one phase and it should take less than 18 months, with occupation date set for November 2023.

SANRAL have approved access to the site directly off the R330, crossing near the 18^th tee boxes and directly onto the site.  Additional security will be in place at that access point.  Whilst there will be an access gate on the clubhouse side of the site, very little construction traffic is anticipated entering this way.  After completion, vehicular access and parking will be available at each unit, with visitor parking also catered for.  A new access and egress boom gate will be established at the entrance to the Villas development.

To retain and enhance the beautiful views across the 18^th hole, the developer has budgeted for natural berms to be established and planted with fynbos vegetation as per approved plant lists.  This will commence as soon as possible, once bulk earthworks have been carried out.

When the Links was established, its Record of Decision demanded the establishment of a hotel in addition to the clubhouse and parking facilities.  Traditional hotels aren’t and haven’t been viable for a long time and the hospitality market changed in recent years and especially since Covid-19, with the discerning traveller now expecting more than just a hotel room.  A study, living room and self-catering facilities are now more attractive for longer stays and the developer therefore applied for and was granted consent use to establish this scheme, which will still have a holiday rental option.  Owners and occupants, whether family or tenants of these units have use of the clubhouse facilities, which were specifically designed for use by what was at the time planned to be a “hotel”.  There is no cost to the HOA nor Club as this development is independent and in turn, the Body Corporate managing it, will pay the monthly dues as described earlier, to the HOA.  More feet and more revenue mean more revenue and property investment on the estate.  Rather than a conventional hotel, the design of this development (refer site plan) lends itself to a wonderful lifestyle and will enhance all Links offerings.  With the Mantis experience in hospitality, the board believes that they are best suited to develop this exciting new aspect of the Links.

The site has been handed over to Alpha Omega contractors, with an anticipated completion date of November 2023.

The St Francis Bay village is just a three-minute drive away and families who live at the Villas are nearby to the well-regarded St Francis College, and St Francis Bay Learning Centre. Woodridge College & Preparatory School and the Global Leadership Academy are also nearby.

A wellness centre will cater to holistic health care, provided by the professional team of Medwell SA. Residents will also benefit from managed home health care solutions as an alternative to long term hospitalisation and care in specialised facilities.

Services on offer at St Francis Links Villas will be available to residents of all ages from antenatal to the elderly, with the aim to provide patient centred care with an emphasis on the clinical needs and requirements as well as the personal needs of the patient and family.
